Specification for Filmer House

Each home at Charlton Court Place has been designed carefully to incorporate a high level of specification. As each home is individually designed and there are aspects of the specification which may vary, a detailed specification has been created for each house and is available upon request.

Insulation

Insulated cavity walls, floor and roof insulation and double glazed softwood windows provide you with the latest in energy efficiency.

Central Heating

Gas central heating via radiators will keep you warm on the coldest of days. Most radiators have individual thermostatic valves

A gas fired boiler (at Filmer House the boiler is located in the garage) will provide hot water and central heating; an immersion heater has been fitted to the insulated hot water tank to give additional hot water when required.

Fireplaces

The uniqueness of each home has allowed us to provide a working fireplace to every house (two fireplaces to some homes). The style of the fireplace has been chosen to reflect the design of the home and will provide both additional heating and a stylish focal point.

Electrical

Kitchens and Utility rooms

Individually designed kitchens by renowned local company Woodlands, provide a generous number of cupboards, plenty of preparation space and focus on both practicality and style to make the kitchen an integral part of the home. Granite work tops and up stands to both the kitchen and the utility room give a luxurious feel to these rooms whilst still providing easy maintenance for these busy areas.

Appliances are either by Siemans or Capel and integrated wherever possible. Security Features

External lighting on each house has been carefully planned and each home benefits from a number of external lights. A burglar alarm with PIR has been fitted for peace of mind, door locks are fitted to NHBC standards and window locks; gates and boundary fencing all provide a secure environment.

Each home has been fitted with smoke alarms. Where homes have more than two floors, self closing doors are fitted.

Decorations

Internal walls are painted in emulsion. Internal woodwork is painted in gloss. External joinery, internal door specification and colour are house specific.

Staircases, coving and skirting boards are house specific and are individual to each home.

The family bathroom and master en-suite have 3/4 height tiling whilst the cloakroom and further en-suites are tiled to 1/2 height with ceramic tiled floors. All tiles are from Porcelanosa. The kitchen, utility (Conservatory and breakfast rooms if adjoining) may have slate or tiled floors.

External Features
